Pavers Santa Monica – Installation, Repair & Retaining Walls

Santa Monica lots are small, close to the ocean and often reached from an alley. Paver projects here are usually compact: a front walk, a side-yard path, a patio that turns a small backyard into a usable room, or a driveway off the alley to a rear garage. Drainage and the city’s runoff and coastal rules matter more than you might expect for jobs this size.
Santa Monica neighborhoods
Ocean Park, near the beach in the south, has small early-1900s bungalows and cottages, many on narrow lots with alley access. Sunset Park, farther inland, is mostly 1940s and 1950s homes on regular lots. North of Montana has larger 1920s to 1950s homes and a lot of recent rebuilds. Duplexes and small apartment buildings fill much of Mid-City and Wilshire Montana. Across the city, yards are small and every square foot counts.
Small yards, careful drainage
On a small lot, there’s nowhere for water to go if the paving sends it the wrong way. A patio that slopes toward the house, or a side yard paved wall to wall, can put water at the foundation or under a door. Good small-yard paving:
- slopes away from the house toward a drain, planting area or the street
- leaves planted or gravel areas where water can soak in
- takes downspouts into account rather than letting them pour onto the pavers
Permeable pavers suit tight lots well, because water passes through the joints into a gravel bed below instead of running off. See permeable pavers.
Runoff and coastal rules
Santa Monica has its own urban runoff rules, and larger projects or new development can be required to manage stormwater on site. The city’s Coastal Zone covers the area west of Fourth Street north of Pico Boulevard, and west of Lincoln Boulevard south of Pico, and exterior development there can need coastal review. Check both before a larger hardscape project.
Alley driveways
Many Santa Monica homes have a garage off the alley with a short apron. Alleys are public right-of-way, so changes where your paving meets the alley need a city permit, and the transition has to drain into the alley, not toward your garage.
Coastal materials
Near the beach, salt and fog favor dense, low-absorption pavers and non-steel edging. Light colors keep small patios comfortable. Travertine works with sealing and periodic upkeep.
Santa Monica paver questions
Do I need a permit for a small patio?
At-grade paving on private property usually doesn’t need a building permit. Work in the alley or at the street does, and coastal or runoff rules can apply to larger projects.
Is my house in the Coastal Zone?
If it’s west of Fourth Street north of Pico, or west of Lincoln south of Pico, it probably is. Check the city’s map.
Can pavers help with water pooling in my side yard?
Yes, if the base is graded to drain, or with a permeable system.
What does a small patio cost?
Small jobs cost more per square foot because setup is the same. See our cost guide.
